This project delivers a 74-bed care home on a former farm site at the edge of Ashbourne, Derbyshire, developed for Perseus Land and Development in collaboration with Care Concern Group. The design responds carefully to its sensitive context, including nearby Tree Preservation Orders, residential properties, and a local primary school, resulting in a well-considered development that enhances the local area while meeting the care needs of future residents.

The architectural approach offers a contemporary interpretation of traditional forms, with scale and massing carefully managed to reduce visual impact. A room-in-roof strategy allows the building to read as compact within the landscape while accommodating the required level of provision. Local brickwork is used throughout the building, reinforcing a strong sense of place, while feature gables and landscaped terraces further enhance the building’s elegant aesthetic.

The linear layout maximises the potential of the site while maintaining respectful distances from neighbouring properties. Generous gardens are central to the design, providing attractive, accessible outdoor spaces that support wellbeing, encourage interaction with nature and create a calm, welcoming environment for residents and visitors alike.
